    If its goig to be a rental wait till then and replace it then you get the tax breaks.

    If its running brown the whole time the tap is on then yes, good chance its the tank. But if the hot runs clean after a while then concidering its an old house, good chance there is galvanised pipe running to the hot water system and that should be looked at first as its a lot cheaper option.

    When I set a pan down with Silicone I put a large dob on the under side of the trap too ………. your blade would not reach that

    Think you will find that the hot water system you have has the wrong sacrificial anode for the water you have. That would create the smell, the oxygenated water in the hot (not the cold) and the little black specs as the anode disintegrates.

    undo the top nut, then undo the bottom nut. Slide the trap up the pipe until there is no gap at the top. Then do up all the nuts and the problem is fixed.
