so i just bought a house, and the water heater is acting up. everyday i have to hit the red reset button on the upper thermostat to turn the water heater back on. not sure why it is doing this or what i should do to fix it. once i hit the red reset button, i have wonderfully hot water being produced. any easy fixes for this?

I would check the breaker at the panel, the elements for continuity before I would replace both the upper and lower thermostats on this water heater.
Never replace just one thermostat; the upper controls the lower and they work as a pair.
