        I have very high water pressure coming in from the street (~120 psi). I installed a watts regulator with factory setting 50 psi.

        i have noticed that when no water is running, system will build up pressure to equal inlet pressure. Is this supposed to happen?

        When water is being used, pressure is regulated correctly. Reg. is only 6 mo. old. I just want to be sure that this is NOT normal before replacing. Any replies would be appreciated.

          It sounds like you have some obstruction under the washer, it should maintain the pressure
