        I have tried everything I can think of. Even flushing the tank…. what am I missing? This tank is approximately 10-12 yrs old. I need to replace the lower element, but can’t continue, any suggestions would be greatly appreciated.
        Please help, thanks in advance!!!

          Tank is full of lime deposits. Turn off el. and take out bottom el. and take short broom stick and poke around in tank till you break it loose and it starts pouring out and then turn off water. Then turn it back on and off and flush it out.

            Probably the only thing that is plugged up is the drain spigot.Get another one 3/4 ” hose bibb will do. Turn off electricity,turn off water ,remove the old drain valve.You should only loose about a quart or two of water .Screw the new hose bibb in place and attach a hose and finish draining the tank.Open the relief valve or faucet and the tank will drain faster. WORKS FOR ME.

              RP and Racefanone are certainly correct that you have scale buildup in the tank…and it’s usually at the bottom of the tank where the drain spigot is located…

              That being said, a 12 year-old water heater is about at the end of its useful life expectancy…and is probably quite energy-inefficient. Now is the time to replace it.
