      Hi

I found this solution to my pressure tank problem.

If water comes out of the air valve, then the rubber diaphragm is ruptured. If you pump air into the tank, then you are using it just like a non-bladder tank. It will work fine until the air is absorbed, after several months at least, and then air will have to be injected again. If this routine is not objectionable, then you do not have to replace the tank.

      My question is:
      1. Should I drain the tank prior to adding air?
      2. The High pressure setting is set at 35 psi
      what should the air be.
      3. The tank is 12 years old is that a normal life span of the diaghram? What can cause this problem?

      Thanks

      Claude.
1.Remove the tank & introduce air til the water stops running out.
      2. you will not be able to pressurise the bladder because it is ruptured, if you introduce more pressure after refitting the tank then you will only succeed in puting air into your plumbing.
3.depending on the water quality your bladder may last from installation til it ruptures.
the best suggestion would, I believe, be to replace the pressure tank, the pressure then can be set at 10% below the top pressure switch setting.
