I purchased a hot water tank about a year ago and had it installed. I noticed the other day that the pressure release has water comming down the pipe. It looks like it is constantly draining. My question is what could be wrong? The place i bought it from (Lowes) tells me it a water pressure regulator and has nothing to do with the tank and wont come and look at it. What is a water pressure regulator and is this a valid reason for this problem or are they trying to get out of living up to theri end of the warrenty?
There are a few causes for the leaking water: 1: The relief valve has a piece of dirt under the seat, so you would need to lift the lever on the top for a few sseconds and then let it back down to see if the seat will seal. It is possible the seat is damaged and lifting it will not stop the draining. You want a bucket under the downpipe to catch the flow of water. 2. There is a backflow check that prevents water from leaving as it expands and is heated. You would need an expansion tank to take up the slack. 3. The pressure in tha tank is over 125 psig and you are near an emergency condition.
