Selling our house. Home inspector comes out and says shower pan leak with some minor wood damage. The few plumbers I call that give a phone estimate say $1500.00. Our insurance company says that seems excessive and they only pay to have the tile taken out and put back in, 3 rows up only. They dont pay for wood damage and they dont pay for the shower pan. Is $1500.00 the average here in Tennessee or the mid-south area?

I recently bought a house with no inspection and a bad shower pan. Allstate, my insurance company will not pay anything. $1500 is just the beginning.If your floor tile is connected to the shower pan and the tile all around the tub, you may have to replace that too. Most builders dont install tile correctly. It needs to have a cement-board backing.Estimates to replace all the tile were in the $5-6000 range. At that rate why not add a Jacuzzi and towel warmer?I have managed to save the floor and tub tile. The estimate for the tile work alone for 3 rows up was $1500 plus demolition plus tile($300) plus plumbing($150) plus shower enclosure($350). You really cant take a shower enclosure down without putting up a new one.The tile man says the biggest expense is the shower pan. You wont be able to match the tile anyway. Why not go ahead and do the wall tile? Add $450.This has been a major headache. I write this as I wait for a plumber to show up so my tile man can get to work. Meanwhile Ive lost a days work and it looks like a 5-7 more. By the time its over it will be $3-4000 and I consider myself skilled and lucky.If youre selling this house, gladly deduct $1500….even twice that to rid yourself of the problem. Better yet, buy them a warranty that will cover it!Good luck.

PLEASE tell these morons that THEY of all people should know the cost of doing business. What you were quoted over the phone ($1,500) for a lead pan is a very reasonale price. Tell your insurance company that Sylvan THINKS their prices are Excessive and I feel that they are entitled to HALF of what they ask for. How dare they say that this estimate is excessive? Let the Moron who said that try to install a 4 PSF sheet lead custom made pan. Let the idiot who quoted you this go to school for 10,000 hours apprenticeship (5 years) training saying it is excessive. Please contact your insurance company give them my E mail and tell them I not only think that they are charging excessive prices I also think EVERYONE who works for this company recieves EXCESSIVE pay for the amount of work they do. Please tell these ingrates that a NYC Master plumber knows a high school drop out who can do the JOB as the president of this insurance company with less EXCESSIVE salary. Tell this company that your paying excessive payments and you dont care how they fix it BUT you want it fixed BY a properly Licensed AND Insured Plumbing Contractor. They must make this good as origional. I took several insurance companies to task and made them pay. Dont let them get away with this. Contact your state insurance fund, Call a local news station, Write an article in the local newspaper. Do not get mad GET EVEN. SylvanLMP Please keep me posted Good luck
