Our house was inspected this week as procedure for selling it. The inspectors report indicated that the temperature and pressure relief valve failed to test properly. But when my husband tested it, it appeared to work just fine to the best of his knowledge. How quickly should the valve return to its resting position? Please describe how this valve should perform in a test where it is opened manually. Also, the inspector told us that it is common for this valve to wear out and need replacing approx. every three years. Is this true? Ive never heard of that! Many thanks, Elizabeth Evans
