I have a water heater that is suddenly holding only enough hot water for one or two showers, and if I have run the dishwasher or laundry we are lucky to get one shower. It was fine until this month. Is there some maintenance or something I can do myself short of calling a plumber?

If you have an electric tank, turn off the power to the tank and with an ohm meter check out your lower element. You should get some kind of a resistance reading if the element is still good. Disconnect both wires to the element to make sure you are only testing the element itself. If element is good, turn power back on, switch meter to a/c volts and check to see if element if getting power. If everything is good so far replace your diptube………Lou
