I came home to find my garage floor flooded. No hot water and no leaking from the water heater (although its drained). What happened? The water heater is gas and is approximately 10 to 12 years old. Weve never had a problem before. Please reply before we begin to smell moldy. Thankyou

: natural gas water heater: : my problem :my house is has 4 zone termostats 2 lower & 2 upper.the lower portion heats fine but the upper house is too hot for . we tun the termostat to off but the pipes are still too hot? suggestions please! thanxsigned sweating bullets
