Participant: a water heater trips its reset and later the safety valve spews water(hot)this is a rental house so im going by what customer saysThe reset button is actaully the high limit switch. Its primary function is as of a safety device to protect the user from becoming scalded by extreme hot water. If you keep resetting the high limit switch, the result will be 190 degree hot water. The relief valve is also a safety device which will discharge hot water and is the secondary safety device in case the high limit switch fails. A relief valve on a water heater is actually a P&T which means its features are Pressure and Temperature relief. Once a relief valve is constantly relieving, it may be necessary to replace it. Be sure you replace it with the proper one as dictated by code and the manufacturer. The high limit switch is attached to an upper thermostat and is sold typically as one unit. The replacement procedure is simple but you must approach it with caution due to high voltage. You must have an understanding of electricity. One very important and overlooked replacement technique is that the back surface of the high limit switch must be in contact with the external shell of the water heater tank and the tank must be free of rust. If the high limit switch is not in contact with the tank, the sensing capabilities are diminished. Another idea is to replace the lower thermostat at the same time as other devices. This will keep all similar componets replaced at the same interval and possibly elimnate sooner than expected service. You may visit our website for an exam on the correct wiring of the most common residential thermostat and element type used. Complete the exam and contact us for the correct answer key or visit your local supply store. Upon purchasing a thermosta/ high limit switch, there will typically be wiring diagrams on the back. Identify your situation and proceed with caution. Most residential wiring situations will be what is known as a non simultaneous, 7 pole configuration. You may find books in your area to guide you in the proper techniques. Many book stores have Do it yourself manuals and we offer an intense home study water heater book which may be too much information for you if you are not involved in the plumbing trade. Hope this was helpful. Leave another message or contact us if you need further assistance.Thank you Michael A. Joyce Joyce Company, Inc. Plumbing Contracting Joyce Productions, Inc.
