If it has not been seviced in a long while I would suspect the problem to lay with one of two things, being, a faulty diaphram on the water valve, a poorly fitting or a grease needed gas popit valve stem, the temperature could be as simple as a faulty thermosat ( if you model has one ) or a parcially blooked heat exchanger – in all of the above I would suggest you call the services of a competent and qualified service person to give the old gal a bit of a much needed tune up.
