I need some help here.
I purchased a property and for over a year the roof has leaked, despite 3 attempts to fix it and it being replaced.
all the info is on http://www.LendLeaseDefects.com
The building is Twin Waters, north of Maroochydore on the Sunshine Coast. It ranis a lot here !
Questions:
1) It is a “Spandek Ultra” roof with a (supposed) pitch of 1.5 degrees (the digital inclinemeter I used show between 0.6 degrees and 1.5 degrees) – I think the pitch should be 3 degrees which the manufacturer recommends.
2)Is this area of Queensland in the cyclone area ? If so then the roof in it’s current design should not have been used ! The Cyclone area is below 27 degrees south, which is around Brisbane.
3) When in the design stage is a “Hydraulic Engineer” required to be used ? (Area of roof, amount of rainfall etc). I think an architect did this without knowing the rainfall and local conditions.
Cheers, Pete
