I own a doublewide mobile home. It is 4 years old. We have a problem with sewer gas smell. There are triple vents, good slope and drainage, and there are vacuum brakes installed. There is water in the traps and there is no smell from the sink or bathtub “UNTIL YOU RUN WATER”. Then the sewer gas emits from them. This is an odd situation seeing how all the things are in place to prevent the problem..Any help would be greatly appreceiated. I have asked several local plumbers but no answer as yet. Thank You,

It sounds like it is the plumbing auto-vents, they are of a very poor quality installed in these type of dewelling units.
Remove them and replace with the ones that cost $20.00-$25.00, it seems to slove most of these complaints.
Correct plumbing venting through the roof is the best way but; no one does this with mobile today.

I have the through the roof vents as in traditional housing. What else would you recommend?

Sounds like the vents through the roof are cracked or a no hub band is not sealed properly (may be broke). A smoke test will determine if there is any failure in the venting.

Have you considered the water might be the problem. The anode may need to be changed in the HWS.

Make sure the smell is not comming from the water such as a sulfur smell when you run the hot water.
If you are sure it is not the water the only other thing you can do is test the drain, waste and vent system, a peppermint test is what I would do.

Sounds like you have S- Traps and when you drain the sink it syphons out because they might not be properly vented. Cant see job just thinking well let us know.
