        I in the process of closing on a house on 12/10/04 but we are now just finding out that the house as orangeburg sewer pipes. I know from what others have written that Orangeburg is bad and will need to be replaced. Do you know of any information about orangeburg that I can use against the seller to make him pay for the replacement or at least half the cost to replace the orangeburg. All the houses around this house show evidence that they have already had to replace their lines.[email]null[/email]

          coop417, personnally, I would not purchase this home unless the seller replaced all of the Orangeburg or sufficiently reduced the asking price to cover the cost of replacement. Check out this website.

            Orangeburg pipe was simply a good idea (make a wastepipe cheaper & lighter than clay or cast iron) that suffered from a bad solution (using a tar/oil impregnated fiber based pipe). It strikes me as odd that this solution was promulgated in the 60’s and 70’s, since by then the plastics industry had better alternatives. Polyethylene would have been a better choice, even ABS or PVC. If you have a sewer done in Orangeburg, it will definitely need replacement, as their expected life-expectancy has been exceeded by now.
