        I live in a condo. Black residue is coming out of hot water pipes in bathroom sink and tub. Can only see it when a towel is used as ‘filter’ or if tub is filled with water, then there’s an ugly residue. Maintenance has tried everything, including replacing gaskets, checking parts……still getting the black junk. Any suggestions on what might be causing this?

          Did thy check the anode rod in water heater ,magnesium anode may have broken down ,may need to replace rod with alumunium anode ?
