Several months ago a plumber fixed a water leak in our front yard. Since then the water heater leaked from the pressure valve. We replaced the valve, but it still leaked. We replaced the thermostats, but it still leaked. We replaced the water heater and now the NEW one is doing the same thing. What is the problem? Why did the heater only begin to leak after the leak in the yard was fixed. Any help would be greatly appreciated. Thank you!
If your water system has a pressure regulating valve or check valve or any other thing that prevents water from going back towards the city water main as heated water expands…That might explain your problem. In this case you need an expansion tank. If you dont have this condition, I dont have a guess. I cant see how the pipe repair would cause your problem.
:Don is correct. You need a thermal expansion tank to eliminate the leak from the T&P valve. The tank should be installed on the cold water line as close to the water heater as possible. This tank has a rubber bladder in it with water on one side of the bladder and pressurized air on the other. As water in the heater warms up and expands the bladder pushes farther into the air portion, eliminating any thermal expansion. The reason this started after you had your water line fixed: You no longer had a constant leak to bleed off the additional pressure created by the water heater warming the water.
