I have a 3 year old water heater, and the cold water pipe going into the house is corroded and leaking. I had a water heater for 15 years before this and the pipe never corroded. Why causes this?

The pipe was not completely tightened and a small leak has existed. Not enough to show wate drops, but enough to rust the pipe.
