: It seems like every 3 years I have to replace the seal for the most used toilet in the house. Is this normal for the seal to leak after 3 years. I use the wax seal with the flange. (I have to lift the vinyl and replace the floor board down to the subfloor each time, which is extra work.) I feel that I am getting too much practice at repairing this toilet. ARE there any other special hints about putting on the wax seal than in your messages in this website? Is there a better solution than the wax seal?a wax seal should last longer. without seeing this could any number of things. is the floor flange on top of finnish floor as it should be? is the wax seal squeezed out when you take up toilet? is the toilet setting solid on floor, any movement will spoil seal? for the floor to be bad each time it must be leaking as soon as it is reinstalled. have you checked for leakage from tank bolts and gasket. sometimes this will give the apperance of a seal leak. are you on a septic tank system that may cause back pressure on occasion and break seal?
