Test the water pressure in the home AFTER running 15 to 20 percent of hot water out of heater.
This will give you an accurate reading on your pressure inside the home.
If it registers over 75 psi, your PRV is blown and needs replacement.
Buy a pressure gauge in your plumbing department at the big box stores and gauge the pressure before anything else.
PRV’s will go bad over time or if an extreme surge on the main is present.
