        I am repeatedly burning out heating elements in my hot water heater. The top element continues to run until it burns out, but the water never reaches temperature. It is a mobile home and I can detect no leaks in the system. I am
        $600.00 into this heater and have frustrated all of the local plumbing/eletrical houses with no results. Help!?

          A heating element without water around it burns out, so you can have an air pocket due to improper piping. A heating element that runs all the time is not being turned off by the thermostat, so the thermostat is not sensing heated water (because of an air pocket?) or the thermostat is bad.

            If you had spent about $100, plus parts, or so to have a plumber check the elements and thermostats for proper operation, you might have saved about $400.00.
